Downsizing & Transition Support Sydney
One move. Two transactions. One coordinated plan.
Downsizing is rarely just about finding a smaller property.
It may involve selling a long-held family home, deciding what the next property should provide, considering different living arrangements and coordinating two transactions without allowing timing pressure to determine the outcome.
MURRAY LEE provides a coordinated service for clients who want professional support across the transition—not simply assistance with one side of the move.
Start with the next home
Before preparing the current property for sale, it is useful to establish what the next home is intended to improve.
That may include:
-
lower maintenance;
-
a more convenient location;
-
proximity to family, transport, healthcare or an existing community;
-
lift or single-level access;
-
improved security and the ability to travel;
-
retaining useful space for family, guests or working from home; or
-
moving to a property that is better suited to the years ahead.
We help turn these priorities into a clear Buyer Brief, so the search is guided by what the client needs next—not simply by the size of the current home.
Consider the right living option
The most appropriate next property may be:
-
a smaller freestanding home;
-
an apartment, townhouse or villa;
-
an independent-living unit or retirement village property; or
-
a home within a residential land lease community.
These options can involve different ownership arrangements, ongoing costs, services and future exit considerations.
MURRAY LEE helps clients compare the practical and property-related aspects of suitable options and identify matters requiring independent legal, financial, tax or retirement-living advice.
Our role is not to recommend a care arrangement or interpret specialist contracts. It is to help the client ask the right questions, compare suitable properties and coordinate the relevant professional advice.
Select the right selling agent
The agent best suited to sell the current home may not be the first agent approached or the agent offering the highest initial price estimate.
MURRAY LEE can assist clients to:
-
identify suitable local selling agents;
-
arrange and compare agent presentations;
-
review proposed commission, marketing and campaign approaches;
-
consider the agent’s relevant recent experience; and
-
support the client in appointing the agent who best fits the property and the client’s priorities.
The appointed selling agent remains responsible for marketing, negotiating and selling the current property.
MURRAY LEE’s role is to help the client make a considered selection and maintain a coordinated approach across the broader move.
Align the sale and purchase
Selling first may provide greater budget certainty but can place pressure on the next purchase.
Buying first may secure the preferred next home but can introduce funding, timing or holding-cost considerations.
There is no single sequence that suits every client.
Depending on the agreed scope, MURRAY LEE can work with the client’s selling agent, solicitor or conveyancer, finance adviser and other professionals to coordinate:
-
preparation of the current home for sale;
-
the next-property search;
-
offer or auction timing;
-
contract exchange;
-
proposed settlement dates; and
-
any transition period between the two properties.
The objective is not to remove every variable, but to reduce avoidable gaps, conflicting deadlines and rushed decisions.
How we assist
Depending on the agreed service scope, Downsizing & Transition Support may include:
-
establishing the next-home Buyer Brief;
-
searching publicly listed, pre-market and selected off-market opportunities;
-
arranging inspections and assessing suitable properties;
-
coordinating independent due diligence;
-
representing the client in negotiation or at auction;
-
assisting with selling-agent selection for the current home;
-
reviewing key sale proposals and campaign arrangements; and
-
coordinating the main timing considerations across the sale and purchase.
We do not simply help you buy a smaller property. We help you plan the move from the home you have to the home that suits what comes next.
Independent advice and clear professional boundaries
MURRAY LEE provides buyer representation, selling-agent selection support and property-transition coordination.
We do not replace independent advice from solicitors, conveyancers, financial advisers, accountants, tax advisers, finance brokers, retirement-living specialists, aged-care advisers or other appropriately qualified professionals.
Where a retirement village, land lease community or other specialist living arrangement is being considered, we help identify matters for further review and coordinate the relevant professional advice.
The appointed selling agent remains responsible for the sale of the existing property, while the client’s legal and financial advisers remain responsible for their respective professional advice.
Fees and engagement
The fee for Downsizing & Transition Support will depend on the services required, including whether the engagement covers:
-
next-property search and acquisition;
-
selling-agent selection;
-
transaction coordination; or
-
a combination of these services.
The agreed scope, fee, authority, responsibilities and completion point will be confirmed in writing before formal work begins.
Where buyer’s agency services are included, the required AML/CTF verification will be completed separately through a secure process.
