Licensed Sydney Buyer's Agent
Industrial & Warehouse | Residential | Land | Commercial
Whether you are still searching or have already identified a property,
we help you assess the opportunity,
understand the transaction and act with a clear strategy.
Buying well takes more
than finding a property.
The selling agent acts for the vendor. MURRAY LEE acts for the buyer.
Our advice and strategy are guided by your objectives, budget, intended use and agreed risk boundaries.
A good property purchase is shaped by more than the property itself.
Timing, comparable evidence, vendor priorities, the selling agent’s approach, market feedback, buyer competition, contract terms and your own price and risk boundaries can all influence the outcome.
MURRAY LEE provides licensed buyer’s agency services across Sydney. Depending on the engagement, we assist with property search, shortlisting, inspections, market analysis, transaction context, due diligence coordination, negotiation, auction bidding and contract progression.
From sales leadership
to buyer-side strategy.
Michael Murray is Co-Founder of MURRAY LEE and has more than 20 years of experience in real estate sales, leadership and training.
Before co-founding MURRAY LEE, Michael served as National Sales Director at McGrath, with responsibility across 27 company-owned offices. He also continues to provide sales coaching and negotiation training to real estate agents and teams across leading Australian real estate groups.
That experience provides more than an extensive network of industry relationships. It gives MURRAY LEE a deeper understanding of how selling agents manage vendor expectations, test the market, assess buyer commitment, create competition and progress a transaction.
Michael’s sales leadership experience, together with his ongoing engagement with agents in today’s market, helps us understand the context behind each transaction and negotiate with greater clarity and strategy on behalf of buyers.

Three ways we create
a buyer-side advantage
Earlier access gives you more time and choice—not a reason to rush.
We analyse the property and help you understand the transaction around it.
Every offer should have a purpose, a basis and a defined boundary.
01 Earlier access to opportunities
Through established agent relationships, we monitor listed, pre-market and selected off-market opportunities across Sydney. We assess each property against your brief, helping you identify relevant opportunities earlier and giving you more time to investigate, compare and prepare before making a decision.
02 Deeper insight into the deal
We look beyond the listing to understand, where available, the vendor’s priorities, the selling agent’s approach, market feedback and genuine buyer interest. This broader context helps you assess the opportunity more clearly and make better-informed decisions about timing, price and terms.
03 More strategic negotiation
We combine property analysis, comparable evidence and transaction context to shape a clear negotiation strategy. This may include offer timing, price positioning, contract terms, settlement timing and auction strategy, all guided by your objectives, an agreed limit and a clear walk-away position.

Your buying strategy should reflect where you are in the process—not simply the type of property you intend to buy.
Our starting point is your objective, intended use, budget and risk position—not a particular asset category.
Different property types require different analysis. Our responsibility remains the same: to represent the buyer and support a well-informed acquisition.
For owner-occupiers and investors, we consider operational requirements, zoning, site and building configuration, access, services, lease matters and future marketability.
We assist buyers to consider site dimensions, frontage, topography, easements, planning controls, infrastructure and potential development constraints.
For owner-occupiers and investors, we consider location, lifestyle requirements, property condition, comparable sales, holding costs and future resale appeal.
For selected commercial assets, we consider permitted use, tenant and lease matters, income, outgoings, asset condition and future marketability.
